Phase II (Design) |
Strategic plans for conversions and new buildings: wiring, cables, wireless, telecommunications, power, HVAC and building controls. Anticipate standards; address availability; avoid liability. Data versus control networks. |
Define building standards for technology and energy utilization. Labeling standards. Noise and heat abatement. Early negotiations with utilities. Code compliance and rebates. |
Long range plans for new services and tenant satisfaction monitoring. Review tenant contracts for wiring standards, HVAC use and other technology issues. |

Phase III (Development) |
Create building databases of conduits, risers, wiring, cabling, ducting, common and private equipment. Correlate with leasing and other contractual agreements. |
Project-manage the development. Track progress, resource utilization, and base level achievement. Hold reviews. Verify and validate base levels. Provide acceptance testing. |
Assist with and project-manage tenant improvements and tenant relocations. |

Phase IV (Operation) |
Management and policing of roof space, risers, conduits, racks, telecommunication closet space, bandwidth and radio frequency utilization. Monitor and adjust energy utilization. |
Compliance and auditing of vendor agreements, utility bills, and performance standards.. |
Technology liaison, network service provider: security, servers, storage, backup, rentals, eCommerce, portals, video conferencing, and help desk. |
